2018 has been one award-winning year for Ayers & Cruiks! From celebrating a milestone birthday, to our continued success in the EGi awards – and not forgetting some very exciting residential instructions – our team have been working hard throughout the year to help our clients buy, sell, let and manage their properties. Read on for our highlights of 2018 as we take a trip down Memory Lane:
A High-Flying Year for Residential
What a year it’s been for the Residential team! The sales agreed on 8 flats on a new build block at Estuary Mews in Leigh kickstarted the year and helped to establish Ayers & Cruiks Residential in the competitive marketplace.
The Residential team also received instructions on a block of 8 residential flats at The Old Sorting Office in Rochford and 10 new build flats at Raeburn House in South Woodham Ferrers. For both developments, we successfully arranged all the lettings and now manage these blocks for the Landlord.
In the spring, we gained instructions to let and manage Baryta House, a block of 113 luxury apartments in Southend. The Residential team were successful in finding tenants for over 60% of the block, including the stunning Penthouse flats on the 11th Floor, which enjoy unrivalled views across town. We were also chosen to manage this block by the developers.
Our team also received instructions to sell a collection of 6 apartments in the brand new Gordons Yard development in Rochford. We are delighted that over 50% of these apartments are already sales agreed, as much of the development was sold STC from our November open day alone!
With instructions received on a contemporary block of flats in Chalkwell, comprising of 10 flats – including two luxury Penthouses overlooking Chalkwell Park – and a release due in January 2019 on 8 contemporary flats at The Old Police Station in Westcliff, 2019 is already shaping up to be an exciting year for Ayers & Cruiks Residential!
Celebrations for our Commercial Team
2018 has been a landmark year for the Commercial team too! This year, the team celebrated 21 years of Ayers & Cruiks. Thank you to everyone who helped us along the way to achieve this proud milestone!
To coincide with this special anniversary, we also launched our new commercial website in December 2018. Thanks to the new commercial site, it’s now even easier for our clients to find their next commercial property. Already receiving positive feedback on the site from clients and new visitors alike, we look forward to helping even more people begin their commercial property venture in the new year.
In another proud moment of 2018, we were thrilled to win the EGi Most Active Agent in Essex award for the 9th year in a row! Our own Tony Arif won the Most Active Dealmaker in Essex. Congratulations to our award-winning team!
More Success for our Management Team
The Management team also had a very successful 2018! In September, we took on a commercial property from another agent that had over 6 months’ rent arrears. Within the first 2 months of our management, we recovered 85% of the inherited debt and now have a monthly payment plan in place to meet the ongoing liability and bring the account up to date by January 2019.
When a large regional agent decided to consolidate its commercial portfolio, we were happy to inherit 6 new instructions ranging from Brentwood to Southend. These properties were in need of some immediate swift action to sort out service charges and to carry out long outstanding works, which are now 90% complete after just 3 months.
Our Block Management portfolio has also been expanding, we have taken on a large block in Leigh of 43 flats and several other smaller blocks across the SE of Essex
After the departure of Bill Preedy to pastures new, we welcomed Julia Richards to the Commercial Team in October. Julia has a degree in Surveying & Property Management and many years’ experience based in London.
Complementing the Residential team’s success finding tenants for Baryta House, our Management team worked hard to set up over 100 new tenant accounts and 82 direct debit instructions. We’re pleased to find that, as of 30 November 2018, we have zero arrears on this block. Fantastic work!
Working closely with our Commercial Agency and Management Departments, our professional department has been very busy dealing with record numbers of lease renewals and rent reviews, as 2018 became the year that commercial rents finally started to grow. The growth in the Industrial rental market across the SE has been particularly spectacular, fuelled by rising demand and a distinct lack of stock. Retail continues to struggle in High Street locations, but smaller local shops in places like Leigh Broadway and parts of the London Road, Leigh on Sea area are still being let at record levels.
